Conventional Loan Eligibility
A conventional loan tends to follow Fannie Mae and Freddie Mac guidelines. Banks and other financial institutions issue a conventional loan – sometimes referred to as ‘regular loans.” A conventional loan is privately backed – unlike the government-issued FHA, VA and USDA loans. Because it’s the banks that put their “necks on the line,” guidelines and eligibility requirements tend to be more stringent than some of the federal loan programs.

Below are some of the general eligibility requirements of a conventional loan. Because each case is different, make sure to call us to determine if you qualify.

- Income requirements
Your mortgage payment cannot be more than 31% of your monthly gross income and your monthly debts (house, car, student loans, etc.) cannot exceed 45% of your monthly gross income.
- Down payment
Most loans require between a 3% and 20% down payment. Mortgage insurance may be an option for those who cannot put down the full 20%.
You’ll need to provide proof of your:
- income stability
- job history
- residences from the past two years
- income tax filings
(This is just an initial list of paperwork that will need to be provided. Based on your income, assets, liabilities and profits more paperwork may be requested.)
Also, if you are not a U.S. citizen, residency or visa paperwork may be required.

They receive thousands of applications each week from hopeful homeowners and investors requesting to borrow funds. To determine who is likely to repay the loans, the banks must set eligibility requirements. Unlike the FHA, VA loans and USDA loans that are backed by the government, there is more risk to the private lenders when they issue a conventional loan. Therefore, stricter guidelines apply.
While a conventional loan may have the strictest eligibility guidelines, they often prove to be the most advantageous loan option for those who qualify.

I used Adrian's service for a refi before and now for a mortgage. Both times I had complex situations due to self employment that his office handled with ease! I just closed 3.5 weeks after submitting my application without a single hiccup along the way. Truly exceptional work and communication.
Adrian is exceptional - he is a hard worker, reliable, very intelligent, and has a great personality. He always reponded quickly and talked through/explained how/why things were done and my options. He worked hard to get me a low interest rate and a great loan. Working with Adrian is a smart choice -- but definitely ask him if it's possible to NOT work with Rachel once it gets into the paperwork/closing on a home process. His team doesn't even compare to him - especially Rachel. If she works on the loan with you, expect to never be contacted. I had to always call her first to inquire about my loan progress and push her to do her job (little harsh, but true! I wanna warn you). Once I left a message and she never called back. I wouldn't have ever known my loan was going to be delayed by the underwriter unless I had called her until she picked up so we could talk. I had to coordinate with my bank being out of town (2.5hrs away) and she didn't seem to care to keep me updated on when closing was. It's a huge bummer to have Adrian be such a great worker, and his team be so lazy. Hopefully you can work with Adrian and avoid Rachel!
Adrian was excellent to work with! We started our loan in February and hit some bumps with COVID-19 and our original title company.
